It was near impossible to save a deposit, the market and inflation was increasing faster than my savings. My fear of debt and the complications of buying a house overwhelmed me to the point that it stopped me taking the big step.
Then I discovered a unique strategy that would spread the risk and give me the benefits of investment without the massive financial commitment.

The Maths!
Bank returns: $10,000 invested @ 5% interest per annum equals $500 per year!
Therefore total value return $10 per week and losing real value as time passes!
My returns: $10,000 invested in property based in Brisbane CBD gives
$1664 total, this is achieved by rent of $470 per year* ($10 per
week after body corporate fees and rates minus 7% property management
and two weeks vacancy per year),
depreciation deductions available of $250 per year (based on $250,000
construction costs, specific depreciation tables will be supplied with
each property) which would return a $75 refund at a 30c tax rate plus
capital gain of 11% per year (Based on National figure from RP Data Pty
Ltd. Specific area reports will be supplied for each property)!
Therefore total value return $32 per week or $1664 per annum and keeping pace with inflation!
Saving for a home?
When applied to saving for a deposit, if I tried to save $50,000 for a deposit and costs I found that the money earned minimum interest in a bank, I was tempted to spend my savings and property was going up in price faster than I could save!
If I borrowed $50,000 and used that to buy into a investment property, I was forced to make the repayments, got tax breaks on depreciation, interest on the loan AND got rent from the property. Within 2 years I could earn approximately $7,500 more than if I had managed to save by outlaying the same amount each week and my investment property was keeping pace with the property market!
